April 2024 Metro Washington DC Real Estate Market – Still Low Inventory!

April’s real estate market in the DC Metro continued the trends we’ve been seeing since interest rates were increased – namely lack of inventory therefore higher prices in most areas.  Sales and days on the market varied somewhat, with a slight correlation in markets between higher sales and fewer days on market. I expect this trend to continue until we see some movement in interest rates as many people are avoiding selling because any new financing is likely to be at a higher rate than current rates. It will take several years to work through the current inventory with low interest rates if rates are not lowered. In some markets, such as Loudoun and Montgomery counties and Washington DC having sales very close to or over list price on average.  Please see your local market in the table below, or let me know if you’d like me to add a market!
